Joey Logano Partnering with Davidson Developer

NASCAR champion driver Joey Logano is partnering with a Davidson developer on a $255 million mixed-use development bordering Interstate 77 in Huntersville that they say would create 850 permanent jobs.

The Lake Norman-area project, called Town 1 Mixed Use Center, would include 747 multi-family homes, a seven-story office building, seven-story parking deck and three two-story commercial buildings, according to Huntersville Planning Department documents.

The Huntersville Planning Board unanimously backed a rezoning for the project Tuesday. The Huntersville Board of Commissioners, which has final say on rezonings, is tentatively scheduled to consider the request June 20.

Town 1 would be located at 11101 Hambright Road on the southern end of town, with I-77 along the eastern side of the property. The property also fronts Mount Holly-Huntersville Road.

A CATS station would be just outside the main Hambright Road entrance to the center.

Logano drives the No. 22 Shell-Pennzoil Ford Mustang car for Team Penske. In 2022, he won his second NASCAR Cup Series championship title in four years.

He is partnering on the project with Davidson-based Treenail Development Inc.

The driver has owned 24 of the project’s 72 acres for 12 or 13 years, Treenail Development president Ben Geisler told the planning board Tuesday night.

Logano’s Catawba Property Investments LLC is the legal owner of his land holdings at the site.

“The property is kind of near and dear to him,” Geisler, a longtime Davidson resident, told the board. “It’s the first land that he bought when he started his NASCAR career, started his family in Huntersville. Still owns a number of businesses in Huntersville.”

Logano didn’t attend the meeting.

“This is a project we both take a lot of pride in,” Geisler said. “We’re not out-of-town developers, just coming in, in and out.”

The developers made sure to offer a balanced mix of uses, he said.

“By acreage, we’re almost 50-50 residential-commercial,” Geisler said.

Housing units will be of various types and scattered across the site, he said. Most units would be for rent. The development would have seven affordable-housing units, he said.

The project would have 419,300 square feet of non-residential space, including at least 126,000 square feet for offices, 96,500 square feet for restaurants and other retailers, and 172,000 for warehousing, according to the developer’s proposal.

Stretching along the oceanfront from the 2nd Avenue Pier to the 14th Avenue Pier area, it is one of the best places to enjoy Atlantic Ocean views, browse local shops, grab a bite to eat, and soak in the coastal atmosphere.

The boardwalk captures so much of what people love about Myrtle Beach: ocean breezes, casual restaurants, beach access, entertainment, and that unmistakable Grand Strand energy. Whether you are visiting for the weekend, relocating to Myrtle Beach, or considering a second home near the coast, it is a great place to get a feel for the area.
