Selling While the Family Was Still Living There

At the beginning of the listing process, the family chose not to use The Sarver Group’s Style & Design services. Our team still worked with the furnishings already in the home, helping arrange rooms and improve presentation wherever possible.

Like many busy households with children, however, the family had a full and active home. Keeping every room consistently showing-ready was difficult, and buyers had trouble seeing the home’s full scale, flow, and potential.

The home remained on the market for approximately 42 days with limited activity and less-than-encouraging feedback. The listing itself had not changed, but the market’s response made one thing clear: the presentation needed a stronger reset.

Once the family moved into their new home, Devonshire Drive was vacant. They were now carrying two properties, and the listing was approaching a slower period in the market.

Within three days of launching the staged photography, Devonshire Drive received multiple offers and went under contract. The transaction closed smoothly 28 days later for $875,000, slightly above the $874,900 list price.
